The loft conversion process explained

At Saxon Builders Ltd we work hard to achieve the perfect loft solution to your living needs. We offer you a full range of services all under one roof to ensure your building project runs seamlessly, on time and within your budget.

Initial assessment FREE OF CHARGE

One of our experienced team will arrange a mutually convenient time with you to visit your property for a FREE consultation. This will enable us to gain an understanding of the existing loft space, your own requirements and assess its full potential and feasibility. At this point we will be able to provide you with an indication of timescale and costs involved. This will be followed up by a proposal in the form of a FREE no obligation fixed price quotation for you. Once you are happy we move on to the next stage.

A contract for the work

We will then draw up a written Contract for your project. This document will provide confirmation of what is and, just as importantly – what is not, included. This will clearly explain the responsibilities of both parties and set out how the project is financed, for your complete peace of mind. Once a contract is in place, we will immediately enter your project into our work programme.

Building permissions

Next you will receive a visit from our in-house surveyor who will carry out a detailed survey of your property. Subsequently, you will be sent a preliminary design for your approval. These drawings will consist of scaled floor plans, site plans, elevations and sections produced with the latest CAD software. These drawings will evolve into the final plans for us to obtain your Planning Consent and Building Regulation Approval. Once you are entirely happy with the plans we will submit these on your behalf to your Local Authority for approvals, where we will monitor progress on your behalf. We will update you as things proceed and as soon as approval is granted, we will arrange a further meeting with you to discuss commencement of the physical building work.

The construction phase

We acknowledge most of our customers need to remain living in their homes whilst the work is carried out. We work closely with you to cause minimal disruption during the whole operation. Our full time staff and regular contractors are experienced and fully trained in this respect. A director of the Company acts as project manager and makes regular site visits to monitor progress, safety, cleanliness, adherence to Building Regulation inspections and quality control. And a 24 hour emergency phone service is made available to all our customers – just in case!

Administration

There is a great deal of paperwork involved in all aspects of a building project today. The Company prides itself in keeping correspondence up-to-date with customers and is fully computerized to assist with this. A well trained team, managed by a director of the Company, is available at the Company’s office premises to answer any query you may have, promptly and efficiently, throughout your project. And you are welcome to pop in for a chat to discuss anything, at any time!

On completion

A full 12 month guarantee is written into every Contract. A formal maintenance log is run, so any niggle which may crop up after the project is finished, is handled methodically and effectively to minimise any inconvenience to you. In addition, through Masterbond, we can offer 2, 6 or even 10 year insurance-backed guarantees.
